What No One Tells You about Property Investing

I’m going to let you in on a little-known secret about property investing.

Despite what you’ve been led to believe, investing in real estate actually is not just about property.

Investors spend days, weeks, months and even years researching the market, trying to figure out where they should buy, what they should buy and how much they should pay – but it’s a waste of time if they haven’t taken one crucial first step.

The physical asset, or the bricks and mortar that comprise the property, are just one part of the equation.

The other part is finance, as your success as a real estate investor all boils down to your ability to make the numbers work.

This means that ultimately, those who make the biggest profits in property are those who are able to leverage their funds through strategic finance plays…

Because the reality is, if you can’t get finance, you can’t invest in real estate and your property investing career is over before you even start!

So, the first thing you need to do before you even think about researching a property deal is this: meet with your mortgage broker to find out what your borrowing power is.

Essentially, your borrowing power is a calculation of how much you can expect to be approved to borrow from a lender for a house purchase, based on your current salary and existing financial commitments.

Obviously, the greater your borrowing power, the greater number of properties – or the better quality assets – you can buy, so it’s in your best interests to do everything you can to improve your situation.

Banks and lenders have different ways of assessing how much you can borrow, based on the different ways that they evaluate your income, expenses and risk profile.

As a result, your borrowing power could vary by as much as $100,000 or more between different lenders, so engaging the services of a qualified mortgage broker is your best bet if you want to maximise your borrowing potential.

If you would love to have a ‘clear direction’ in growing your property portfolio…so you feel confident and in control…
