Essentially, your borrowing power is a calculation of how much you can expect to be approved to borrow from a lender for a house purchase, based on your current salary and existing financial commitments.

Obviously, the greater your borrowing power, the greater number of properties – or the better quality assets – you can buy, so it’s in your best interests to do everything you can to improve your situation.

Banks and lenders have different ways of assessing how much you can borrow, based on the different ways that they evaluate your income, expenses and risk profile.

As a result, your borrowing power could vary by as much as $100,000 or more between different lenders, so engaging the services of a qualified mortgage broker is your best bet if you want to maximise your borrowing potential.
