When it comes to building a successful property portfolio, one of the key ingredients is Patience, says me who is in very short supply of it. 🙂
I think this is why I really appreciate generation Y because they too want everything now… lol… or better still… yesterday! This year one of our goals was to secure new office premises for Real Wealth Australia and we embarked on this journey to find the right property that ticked all of our buying rules back in March. We have looked at so many properties and opportunities to either buy or to lease, however, have struggled to find the right fit. I must share that there have been times when I felt like compromising on the rules and just doing a deal in order to move forward, however, my years of experience stopped me from breaking my own rules.
The good news is that we have finally found the right property and I believe it was worth the wait.
To give you an idea of the buying rules, here is what they were:
• Suburbs – Diamond Creek, Eltham or Greensborough
• 200m2 +
• It must have 4 offices
• Space for up to 10 staff in an open plan area
• Reception/break out area
• Conference room
• Media room
• Kitchen
• Seminar room
• Shops, restaurants, amenities close by, including a post office
• Ample parking
• Easy access to freeway
We have managed to tick all the boxes with the exception of the kitchen. It needs a makeover which is something we will do in due course. The team and I spend each day having lunch together which is great for enhancing the team spirit while nourishing the soul. 🙂
So if you are feeling frustrated right now with your investing and feel like it is not happening quick enough, take heart in the knowledge that if you stick to your buying rules, you will get there all in good time.
