Migrant Buys Property with $130 a Week Positive Cashflow

I earn a moderate income. I only pay rent on my unit of about$135/week. I live by myself so I have heaps of money left over. Previously I spent my money on too many holidays, too many surf boards and unnecessary expenses! BUT….after I meet Real Wealth Australia, I aim to have 10 properties in 10 years. I stopped paying for my entertaining & started to cook food for the whole week even bringing food to work!

I hardly ever to go a restaurant! I can save heaps of money this way to put towards my 10% deposit.

And I didn’t feel like I was deprived of my holidays or even my happiness because I feel very happy to see my money growing into the right direction!

I’ve been in program since SEP 2014 and I have just brought a cash flow property with $130 / week left over after paying interest to the bank! How wonderful it is! And I’m not going to go on holiday anymore until I can be financially independent.

I have purchased this property as my Principal Place of residence. I owed $700,000 on my PPOR before this and I realised that I was never going to be able to support multiple properties with this much debt that generated no income. So what I did was to propose a joint venture with my parents.

We bought this new place together, and are in the process of building a second dwelling on the property (it is 25 acres) and at the end of the process will be debt free. This will allow me to use my entire borrowing power to build my portfolio.

Divorced mum buys 3 properties in 12 months

Q: Where I was before investing with Real Wealth Australia

After 20 years of being married, I was going through a divorce. I sat there one day on the end of my bed and thought to myself, what am I going to do? After being in a relationship for so long, I really needed to stand on my own two feet.

I just started googling and looking for answers, and I came across Helen’s website for Real Wealth Australia.

I watched some of her videos and it resonated with me. So I purchased her book and read it, and from there it took off.

Q: The strategy I followed and what I did through working with RWA:

My strategy is to try and buy under market value. I buy discounted properties in growth areas with positive cash flow.

It sounds like the Holy Grail, but through the mentoring I’ve received through Helen’s course, I’ve realised that there’s so much information out there; it’s all at your fingertips.

Property 1: Two-bedroom apartment in a block of eight. It was being rented out for a figure of $220 per week, which was well and truly under market value; it should have been around $250-$270.

It was on the market for $225,000 and the real estate agent just was not looking after the owner’s best interests.

My first offer was $210,000, but it took him two weeks to get back to me and say ‘They’ll accept your offer’. I turned around and said, ‘Look, unfortunately that offer is now off the table.

I hadn’t heard from you so my circumstances have changed. My offer is now $200,000.’ To cut a long story short, after a lot of negotiating and going back and forth with the agent, I ended up paying $192,500.

Property 2: Brand new four-bedroom property in country Victoria.

I paid $395,000, or $8,000 a square, which is once again a bargain, because that’s under what most builders charge.

It’s normally around $11,000 per square. I rent it by the room and get $500 per week.

I told the real estate agent I wanted $500 a week in rent and they said, ‘You’re never going to get $500 a week, because the market price for this sort of house is around $420.’

But my strategy is high growth with positive cash flow, so I put a flyer at the local hospital and ended up getting nurses paying $100 each by the room.

I’ve had 8% capital growth and achieved my positive cash flow, so that’s another really good story.

Property 3: Townhouse in the Redcliffe area in Queensland.

There were four of them for sale and at about the $485,000 mark, but I was able to negotiate that down to $455,000, while the rest of them sold for the high 4s.

I have only recently settled so don’t have tenant yet, but I have market appraisals to get around $620 to $630 a week.

What my goal is: To have 20 houses in 10 years. When I first started this, I thought 10 in 10 years was going to be really hard to achieve.

I now know that with the equity that I’ve already gained, by buying under market value… more is possible. I’m planning to retire off [my property investments] in the next 7-10 years.

When I started the Real Wealth Australia Mentoring Program, I had $50,000 in credit card debt. Within a very short space of time I have reeled in my debt back to $10,000 with a further reduction to $5,000 planned in the next month!

I signed a contract for an off the plan property in Gladstone prior to joining the program. As certain details of the property didn’t stack up, I withdrew my offer and found it later sold for $45,000 less. What a great point for always doing your Due Diligence, because if you don’t, it could cost you big bucks.

I have never been any good at negotiations, but after reading Real Wealth Australia’s mentoring program content, I thought “If I do my homework, I might be able to negotiate a deal”.

1. On our first property, we offered $90,000 less than the asking price. The real estate agent choked, but the end result is that we settled at $60,000 less than the asking price.

2. Our second property was in a higher end market which was a bit harder to negotiate as there were a lot more buyers around but we still managed a $30,000 reduction in the asking price.

3. Our third property was negotiated for a $40,000 reduction from the asking price and was through the same real estate agent as the first property. It was good to have a real estate agent who knew I was serious with our offer.

Then there was a block of land we have had for a while. We built a house on it and completed a lot of the work ourselves, saving approximately $120,000 and it is now rented.

In negotiating the deals, I kept a few things in mind:

I was always willing to walk away

I had finance available so I knew my budget

I did my homework on what was selling and for what price

I listened to the real estate agent. On two properties, the agent said that the buyers’ had to sell, so I tested the theory

I had building inspection reports done which resulted in another $5,000 off the asking price.

On joining the Real Wealth Australia Mentoring Program, I was very hesitant about spending the money to join, but as you can see, I have saved twenty times that amount. Not only that but all of our properties are positively geared, which I didn’t think was possible.

My name is Ash Coburn. I began the 2012 Mentoring program a couple of months back and I am pleased to say I am thoroughly enjoying the program. In particular, I am pleased with the content and the way in which you and the Real Wealth Australia team deliver the education in a down to earth way (It’s a breath of fresh air after the several ‘spruiking’ education programs I have attended).

I have been educating myself in property investing for about two years’ now. Earlier this year, my fiancé and I bought our first PPOR, and we recently settled on two blocks of land in Gisborne, Vic (which took over 2 years to develop due to council red tape) and unfortunately in that time the supply/demand situation was reversed along with market sentiment, eliminating the $60,000 capital growth we had achieved via stage releases. I am currently applying for construction finance to build on both simultaneously. Thanks to Real Wealth Australia, I have been able to think a bit more creatively and plan to sell off one after completion and pay down the other. Achieving a 57% LVR and a Net Return of 8.5% with an average growth over 10 years of 7 %, the land purchases I bought in an area close to friends & family suddenly seem like a good property for the portfolio.

Many thanks for putting so much effort and energy in organizing such a wonderful workshop. The highlight of the workshop was my 1-1 strategy discussion with Ed (please pass on my thanks to him). Although the discussion was brief and to the point, it left me with the clarity I needed. I am in touch with Karen regarding organising the finances. The Real Wealth Property Mentoring Program was true education based upon real life experiences – the best you can base your learning upon.,

The room was full of like-minded people, some having experiences both good and bad that were total eye openers.

The organisers and the speakers were refreshingly professional, not industry sharks out for a buck.

The presenters were real human beings with real emotions and that was displayed over and over which made me feel and believe even further in Helen and the crew’s true direction and their resolve.

The speakers displayed a willingness to share the success steps to the maximum, not hiding any intricacies that are usually the norm at educational seminars. All steps from beginning to end were discussed so that we were not left searching for answers.

The networking opportunities were quite real with real examples given to back this up.

Many aspects of investing were covered in depth and many professional contacts were then made available to those being mentored – this is probably the most important experience I realised. These guys really want your investment efforts to work and they are prepared to get you the help that you need to fill the gap or fear being experienced.

Although I was a quiet participant along the way, I did enjoy taking on a sponge-like learning role and secondly I do totally admire Helen and Ed which is the basis for me recommending their form of education to any would be but hesitant possible investors out there. They are the real deal and my money has been well spent at last!!!

At the start of the program l did question whether my investment in the course was going to be worth it.  Having bought my first investment property… I learnt the damning effects of cross collateralisation! Confusion set in and I was frustrated in working with bank managers who are experts in their home loans and products.

I thought my accountants were good at what they did, but having read a number of books I realised their performance was mediocre. They completed my tax returns but I was always left wondering what I could do better.

I decided to invest in myself during the time that I needed to remove the cross collateralisation. It started with a 3 day weekend boot camp, followed by a one week property investing course which planted seeds of ideas, but resulted in limited actions, probably due to a lack of confidence in myself. That is when I stumbled upon “Real Wealth Australia” at the Property Expo with Helen there in person. No “baby steps with Helen & Ed”. Even before the course started, Helen had me setting the foundations for my journey and gifted me with a small but enlightened read “The Richest Man in Babylon.”

The following 6 months were just amazing. The course is rich in content. Helen and Ed’s approach uses mistakes and wins that they made in the past as learning examples which made it real (banter included for free). The experience does not end there as during the 6 months the class is exposed to a panel of handpicked experts in their field. I now have a little black book of experts who have the “property investment mindset”. The course materials include templates for due diligence, and statements and clauses for making offers and buying property. Throughout the program, access to the mentors is always just a phone call away.

So the results… I secured my second investment property with no money down within months of starting the course!

 When I was out of work, I was in Dymocks one day and I just happened to pick up Helen’s book, took it home and read it cover to cover. It seemed like the logical step for us to get out there and actually get the education that we needed that would provide us with the confidence to make that first step and that’s just really how it evolved.

The material that was provided on the course was superb and what we found really beneficial was the emphasis on creating a strategy and setting up a series of goals. The action required between the first and second seminar was to go away and develop a strategy, and set some goals. We purchased a property straight after the final event in September. In early December, the property settled and that was on the back of the education that we had through those seminars with Helen and Ed. It’s surprising how quickly it came about where we made our first move.

We got a tenant in place just before Christmas so it was vacant for about a week from settlement (which you know is pretty good), and it’s in a lovely location with good growth prospects. We’ve actually created a strategy that is 4 properties in 4 years valued at $4 million so that is what we are aiming for. The strategy that we’ve got in place and the acquisition plan is in line, and we’re headed for 10 in 4.

We’re looking to having $4 million worth of assets behind us and obviously we’re expecting it to be valued significantly higher over time. I would recommend Ed and Helen’s mentoring program to anyone.

 The course isn’t just about inspiration. I think you have to come with your own inspiration. Once you hear from Helen and Ed, the crew and the participants, you find yourself speaking with people who have done this in their lives.

The course helped us create our own map and take our own steps. During the course we made an offer on our first house. We did this with confidence and with knowledge. Amazingly, the real estate agents were forced to deal with us more carefully, more respectfully and more seriously. So the deals we are looking at are much better in terms of purchase price, growth potential and so on.
