This is a long-held ‘old wives tale’. Have you ever wondered why spring is considered the perfect time to sell your property?

If winter is traditionally a time to hibernate and reflect, then spring is a season of renewal, so it stands to reason that people who have ‘itchy feet’ might start to take action and look for their new dream home as the weather warms up.

Anecdotally, you can definitely see more people pounding the pavement – i.e. attending open home inspections – during the spring when compared with winter.

But here’s the flip side to that coin: During spring-time, real estate agents also report a surge in listings for sale.

Yes, there are more buyers in the market – but there are likely to be more sellers in the market too.

That means when listing your property for sale during the spring, your competition is going to be much tougher than it may have been a few months earlier.

My tip? Don’t hold onto your property thinking you’re going to achieve a better price during spring. Instead, do your research on the micro-market conditions of the suburb you’re selling in to ensure that your property best suits the need of the market, by interviewing a number of local real estate agents. Their advice and guidance may lead you towards sales strategies that achieve a far greater price than ‘waiting for the right time to sell’ ever could.
