When Ed (my husband) and I first started investing in real estate we didn’t have the passive income, equity or borrowing power that we do now.

The secret is to have a “balanced” investing strategy.
Let me explain…
You see most other property gurus teach you how to invest using one specific strategy. Maybe it’s buying capital growth properties in capital cities.
Maybe it’s buying positive cash-flow properties, commercial properties or worse still US properties.

A six-month lease renewal that expires on December 20th is not ideal for me, because if the tenant decides to move out, I’ll most likely be stuck with an empty property over Christmas.

Most average investors think the deal is done after the contract is signed and accepted. That’s a BIG mistake!

For instance, most investors don’t even speak to a potential property manager until AFTER they’ve bought their investment property. I think this is a big mistake and a huge wasted opportunity.

This strategy has saved my bacon on a number of occasions. Sometimes, a small titbit of information from an experienced property manager has been just the catalyst I needed to steer me away from a less suitable property and towards a home that remains in demand with local tenants for years to come.
